Most of these reviews aren't helpful, I'll write an honest review.
Here is what to expect:
You can expect a clean place with really friendly but stressed out staff. These waitresses are saddled with sometimes as many as 9 tables but most times it is no less than 5. Always tip them... it isn't easy.
You can expect at least a 40 minute wait once you get to your table. I always order the Short stack... 3 pancakes any flavour you like 3.78 AFTER tax. Seriously, dedicate 2 hours at least if you want to go here.
The food is delicious but the pancakes are a much better value. Get water, the drinks taste watered down... you won't be happy if you get non-water.
I recommend this place... Friendly staff that knows my name, good food, well decorated, local... Come have some hot cakes! I do have a feeling that it will get better in the future so just deal with the wait because it is worth it!

We LOVE Flapjacks! My family eats there often and likes to try the different kinds of pancakes. The waitresses treat us great and know what we all like to drink and sometimes have it already on the table for us. Even when they get really busy on the weekends we are happy to wait a little bit because we know the food is all cooked fresh and special for us when we order it. When you go, go hungry, you will want to empty your plate! YUMMY!!!
I heard the food is great and it certainly looked good but it's a shame that I will never know. Our party of four waited 25 minutes to be seated of which we did not mind because we thought it was a good sign to have that many customers. The party of two that was sitting directly behind us apparently got tired of waiting and chose to leave. I had time to drink five cups of coffee before other tables that were seated a while after us started being served their food. I decided to ask the manager/owner about it and he basically argued that there was no way that others could have been served because the tickets are in order. I assured him that it was happening and after he continued to dispute it, he finally offered to go check on our ticket. A few minutes later, he came to our table to tell us that it would be three more minutes saying he was not sure what happened with our ticket never once offering an apology. We agreed to wait. Nearly 10 minutes later, the waitress came back to inform us that it will be another five minutes. At that point, we chose to get up and leave, passing two tables paying their tickets that were seated well after us. We headed to Joe's Coffee Shop where we KNEW we would get fast service and great food and management that knows how to treat their customers.
Love to go here for breakfast! Lots of friendly staff. Great menu selection at great price. Very accommodating--our grandson wanted pancake with smiley face--and that's what he got even tho it wasna't on the menu! They have over 30 flavors of pancakes!! Highly recommend this place for a great family breakfast--or lunch. Large facility could easily accomodate groups. Hope this place sticks around forever!
