The front desk staff was rude and acted like they could care less if I was there or not. The room was dusty and had cobwebs in it and I could swear I could hear rodents running through the vents all night long. I couldn't get a wink of sleep on the lumpy mattress. On a positive note I did get 10000 extra honors points when I complained to the General Manager.

Great location... near I-235, Locust/Grand, State Capitol, bus lines, chic retail, small restaurants, Museum, etc. Nor surprisingly, if hotel is full, services may not be as perfect as when it's not fully occupied.
Tremendous value for hotel dollar... Farmer's market on Saturday mornings nearby, cocktail hour (get there 5 minutes early!), ...

I thought the atmosphere was great- it ws wide and open- with trees and a waterfall. My young son ran around the atrium area and a couple of managers even brought him a bouncy ball to play with.
Breakfast was great- the omelets were fantastic- my husband had chocolate chip pancakes.
We even had a cocktail at the reception-

The description of the room was misleading. Champagne was not included as indicated in the price of the room.

The room was shabby. There was an empty glass sitting outside the door when we checked in - and was still there when we checked out. There was an empty cracker package under the table.

Parking? Why would any hotel make you pay ...
