The location is great, close to everything within walking distance. Our room was outdated, the only modern thing in the room is the flat screen tv. Room was overpriced for how small it was. Found hair in the bathtub, old coffee in the coffeemaker, door knob was broken in bathroom and six year old became trapped inside. Nice location though, stream in back of room was nice. No breakfast. I'll try another place next time.
I loved the stream or river out my back door, with a nice area to sit and relax, picnic tables, chairs, BBQ grills, trees and ducks hanging out. I thought the room was a little small, not many places to put your stuff or move around, but I didn't spend much time in the room so it was ok. Next to the aquairum and close to the Hard Rock Cafe. Right in the middle of downtown Gatlinburg. Food, shopping and fun nearby.

We only spent one night but it was a wonderfully pleasant winter stay. We stayed in one of the king suites. The carpet, furniture and pillow-top king matress were all new. This was the worst place we ever stayed at on vacation. When we first drove up the pictures on the internet are deceiving, this hotel/motel is a dump and filthy. Very small room with tiny bathroom price was over one hundred dollars per night. The location was great but for the money you could get a much more comfortable place to stay.
The location is great. You are close to everything. The trolley stop is right by the hotel if you want to go to the Pigeon Forge area.
