Not sure I would stay here again

I have stayed at this motel many times over the last 20 years. They have done a lot of adding-on & made some very nice changes to the rooms. Every other time I have stayed, I have been very happy with it, because the rooms were pleasant and the location is really wonderful, right on the beach.
This trip...my room was very run down and not clean. There was severe water damage to the ceilings that was only partially repaired, and not well repaired (sheets of drywall were just screwed into the ceiling, unfinished). Room was billed as a "spectacular king" with a balcony & wonderful view. View (straight out) was wonderful, but balcony is anything but private. Was in a line of 8 other balconies that were completely open to each other. Although the rooms were all non-smoking, guests in other rooms were smoking on their balconies, and the smoke blows into any room with the slider open. I was not really able to enjoy the balcony, view, or fresh air because of this. In addition, because the Pudding Creek Trestle is now open to foot traffic, walkers on the beach trail are directly outside the rooms in this part of the hotel, less than 10 feet away. Foot traffic was significant at all hours. I was decidedly uncomfortable with this aspect of my stay. I would no longer recommend staying here if you are not prepared for the lack of privacy.
Other parts of the hotel are set farther back from the trail, and would probably offer better privacy, but I believe they are the more expensive rooms.
