Clean, nice basic hotel with limited amenities, walking distance to downtown, restaurants. I enjoyed my stay and will recommend to anyone.

We really enjoyed our stay at the Los Padres Inn. Very friendly staff and an extremely relaxing night. Very clean and well kept up. We would recommend them to anyone.

The staff are great people, but there should be a warning about the lack of air conditioning in the summer. My room's heater pilot light contributed to an extremely stuffy, overheated room on a day when it was about 95 outside. I love the look of the place, the proximity to town, and the nice staff, but guests should not be expected to tolerate that kind of heat. Open windows and doors were my only option -- and at 10pm that was not really safe. I'm sorry to have to write this.

The best property for less price and one thing i like about this property is close to downtown and you can get a trolley just from one block and takes you to downtown. The property has maintained very clean and nice. Friendly and homely people working there. I stayed for whole week and I enjoyed there, walking distance to downtown and I will stay there always. Don't trust the bad reviews at the bottom.

Dirty, beds sheets with holes, disgusting carpets and... expensive.

On our way home from Napa Valley, we spent one night at Los Padres Motel in San Luis Obispo. While we were there we killed 2 roaches, one on the vanity and another in the bathroom. I informed the front desk of the problem and he replied, "We never have had roaches." When we arrived home later the same day a roach ran out of our luggage while we were unpacking. (Fortunately, we had only brought one piece of our luggage into this motel.) I was left wondering how many roaches were in my car and did more get out of the luggage before I unpacked it. Appalled, I wrote a letter to Los Padres Motel requesting a refund. To this date, Los Padres Motel has refused to give us any money back nor have they apologized. Not only does Los Padres Motel have a roach problem, they have a roach infestation. In all my years of traveling, I've never had such an experience. The motel advertises they have clean rooms, and from pictures on the internet, I would have never believed we would have had this experience. They also advertise cable in every room. We had no cable in our room. The management didn't seem bothered by this either.

The room was clean, but the heater pilot light made it quite stuffy in the warmer month I visited. The bath was clean enough but dated. Overall a basic motel room, much like Motel 6. The benefit is the proximity to SLO downtown for an evening stroll.

When we first arrived they did not have our reservation and after telling us that they had king beds we settled for a full because it was too late to check into another hotel. The room was dated and the fridge was noisey. When we took a shower the next morning we saw tons of mildew throughout the grout. Pretty gross. The grounds are cute but the bathroom was disgusting.
