Park View Guest House, a Victorian house was built in 1884 as a hotel for the Cotton Exposition. It is located on the far edge of Audubon Park. Antique-furnished rooms provide an old fashioned style that is hard to duplicate. The guest rooms without baths are a little cheaper. A few rooms have balconies. Breakfast is served daily in the dining room that features windows overlooking the park.

Do Not Stay Here!!

Absoultely, and without question the rudest hotel staff I have encountered anywhere. Hotel staff in New Orleans should be familiar with the concepts of courtesy and hospitality. However, those ideals are not even a passing thought at this place. The location is great if you are looking to stay in uptown New Orleans. However, the staff treats the guests with utter contempt. If you want to leave New Orleans in a good mood, don't even consider staying here!

This place has lots of character!

The Park View Guest House is a wonderful place to stay while in New Orleans. It is located right next to Audubon Park. Our room on the 2nd floor had a beautiful view of the park. We were able to park right next to the Guest House on Walnut Street. The breakfast was sufficient and the staff was very pleasant and helpful. We were there for Mardi Gras and unfortunately the trolley system was not up and running (because of Hurricane Katrina) but the city buses did run a few routes on St. Charles Ave. The Park View is a beautiful, old gem of a place! don't be fooled by the exterior of this inn

don't be fooled by the exterior of this inn. my room was on the third floor (no elevator). my bed was slanted so much that i couldn't sleep on it; they fixed it by placing a two by four under the mattress. my tub didn't drain and the water was either scalding or freezing. never did i actually get a normal water temperature. the breakfast was mostly prepacked and the cups and utensils were plastic. there were old (pre Katrina) water stains on the carpet and ceiling and in fact parts of my ceiling had duct tape holding the plaster on. when i asked for a one hour extension on check out time to go to the pharmacy to get my sick child her prescription i was told that they would charge my for 1/2 day. i couldn't wait to depart that dump with the surly service (or lack thereof...).

We will do it again!!

The Park View was excellent in many ways. Right out front was the trolley that took you into the heart of the city and the french quarter. The public transportation was the way to go and it runs 24/7. We left our rental car when going into town, The location, facilities, and staff were all just what we wanted. Mardi Gras was a blast, yet the Park View was grat to rest a weary mind and body.

an overall fine experience depending on what you like

the staff at park view was very attentive and friendly. the room was old and interesting. we needed two double beds and the only one available was on the 3rd floor. normally not a problem, unless you're there in july... as soon as you walk up the steps from the 2nd to the 3rd floor the temperature jumps 15-20 degrees. luckily we had a pretty strong a/c in the room. the room was spacious, not laid out like a standard two double hotel room, plenty of closet space, but i think they could have done well to take a little space away from the room and add to the bathroom, which in addition to being on a slant was extremely small.
overall a pleasant experience, and a very good value. nice quiet location with free parking, streetcar right outside your door. park gets a little dark at night, so if you're riding the streetcar back after dark, go up one more exit just to be safe.
