The Royal Sands, Cancun

Never thought we would buy a timeshare but we did when we came to The Royal Sands in the early 2000's. My two other cousins and their families also bought the same week we did and we all always look forward to coming back to the Royal Sands since then. We've brought friends and other family members over the years who really had a great time. I've thought of selling because of the bad economy and the hefty maintenance fee but my husband begged me not to. Wish we could always come every year. If you need recreation and relaxation, the Royal Sands is the place to be.

I couldn't tell you one bad thing about the royal sands, the staff is great, the food excellant. every year when we go for our week i never want to come home I plead but it don't work and due to the economy we have to put it up for sale,and i think we got the best week every year the weather was wonderful this last december 2009 didn't even have to put on a sweater at night time on the party boat had to have the air on everyday. After staying at the royal theres no way you can go back I will never stay at another resort if we sell ours i'll be looking to rent and when we can come back to but again i'm getting 2 weeks also. My husband and I are crushed we have to do this but I suppose the companys come 1st. So anyone if you get a chance to stay at the royal sands go for it it's a memory everyone should have.

Mugsy,your a jerk,that place is the best.The food is great,and the hotel is the best.Careful of the undertow,it can sweep you out .The pool is the biggest i have ever seen;bigger than a footbal field.Ill be there in 3 weeks,for the 4th time

We have been going here and the other Royal resorts for over 25 years. We LOVE it! everything about it is GREAT! The villas are beautifuly decorated. The restaurants have excellent food and service. I would highly recommend The Royal Resorts.

Amenities were very disappointing such as old-fashioned box TV's in the room, lumpy mattresses,antiquated refrigerator, and chintzy decor. The on premises restaurant food has much to be desired, BUT you can't take away the beautifully enlarged beach, the cleanliness of the resort, and the friendliness of the staff. I think there are other resorts I'd like to visit next time.

I have owned a week since 2005 and every year my wife and i look forward to spring break. This place is one of the best if not the best place to stay, i've been going to Cancun since 1984 and have stayed in hotels before i bought at the Sands. My wife and I had our wedding on the beach last year the staff planned everything for us and it was beyond our wildest dreams. We will be back in April 2010, booked the flight already and can't wait to go.

Excellent place to be-very clean, location is great, service is excellent-spent a week there (we were 13 altogether) had a great time-,resort is beautiful-they dont know what to do for you-they make your stay so comfortable-food/drink is great too-beach is a little small(but they are rebuilding it back)-excellent vacation-looking to buy a second week-check out the website-the photos are true to the actual place-recommend highly-will be going back again-real soon! :)

Very clean, good food, reasonable prices. Good but shrinking beach. Best part is that it was not "all inclusive". Our friends down the street were "all in" and felt trapped. They never left the resort because of the extra cost! We ate at several wonderful restaurants at the two next door malls and in the bar district. We had a great time. My teenagers were looking for more things to do during the day, like pool games. The only major activities during the day were water aerobics and pool volleyball.

We've been going to Cancun since 2002. Stayed in a hotel the first two years and then purchased a week at the Royal Sands. Last year we bought a second week. What a great time we've had over the years with our friends and family. They all want to go back for a second visit. There is so much to see and do. Each year it's been a new experience. The Sands is truly a 5 Star Resort. It's clean, the staff is very friendly and does whatever they can to make certain that your vacation is most enjoyable. Viva the Royal Sands!!!

We were given a week by a friend in 2003, rented in 2004 and bought two weeks in 2004. We never wanted a timeshare, but the Royal Sands changed that. We absolutely love the view, atmosphere, restaurants, and beach, but the best of all is the staff. Professional, friendly, helpful etc. etc. We see the same staff members every year and know many of them. Mgt appears to strongly promote internal promotion and provides on premises classes for employees. On site grocery is convenient and reasonably priced, unlike many which target a "captive audience". The facilities are absolutely immaculate. Best restaurant on premises is El Conquistador at Royal Mayan, but all are good. We have traveled extensively and this is one of our very favorite places. We almost always take friends or family and they are universally impressed with the Sands.
