The Room of Horror!

The "quality" in this Quality Inn was lacking. The first bad impression we encountered was when we had to call four times before we were able to talk to a live person to make a room reservation. Although we left messages each time we telephoned, our calls were never returned.
There is no parking close to the facility entrance. There were no attendants to help with our baggage, nor any luggage carts available. We had to struggle with our luggage across the parking lot, through a large lobby and down a set of stairs (there were no elevators available) and along an extensive corridor.
In the corridor we were assailed by the odor of mold and mildew (evidence suggested that the carpets had been soaked by leakage from rain and were very moldy). Our bathtub was very dirty and had to be cleaned by the housekeeping staff.
Apparently the facility is experiencing numerous structural and mechanical difficulties, because the maintenance person was coming and going constantly. His parking space was right outside our room and I was awakened during the night by his headlights shining through the cracks in our curtains. The people in the room above us also sounded as if they were jumping on a trampoline -- at 1:30 and 4:00 a.m.!
The next morniing there was No Hot Water! I kept running the water in the bathtub -- thinking that sometimes it takes a while for the hot water to travel from its source to distant rooms -- however, it only got colder. In addition, the bathtub would not drain. At 6:00 a.m. I called the front desk to report the problem, only to be offered a feeeble excuse.
Then. . . we learned that the on-site restaurant was no longer operating. So ... no breakfast available.
I went to the front desk and informed them that we were very unhappy about the circumstances and they either needed to provide a better room, or we were going to check out. They apologized and offered us a suite that would be available in about two hours.
When we returned to the front desk at noon (during a break in the seminar we were attending), nothing had been done. Additionally, the suite they had offered us was NOT available and it took them another 15 minutes to find us an "up-graded" room. The room was satisfactory (although we couldn't determine what the "Upgrade" was, except that we did have hot water, a better "View," and the maintenance person could not park outside our room because we were on a second-story level above a dam & stream).
The remainder of our stay was mostly without incident -- except for a toilet that run most of the time. When I mentioned that to the lady at the front desk during our check-out, she gave another feeble excuse.
The convention/meeting rooms were very Cold. The University of New Hampshire staff and the staff of the New Hampshire Land Surveyors Association (who were co-hosting our seminar) complained to the facilities people about the cold temperature and were told that the air conditioning was running in an attempt to prevent the roof from leaking!!! There was water leaking through the roof and a light fixture in a covered walking bridge that connects the convention facilities to the hotel facilities.
There was a "guarantee" brochure in our room that said if guests encountered problems and were dis-satisfied with their room and the problem(s) were not remedied in a timely manner, that one night's stay would be deducted from the guests' final bill. I had to request the deduction, it was not offered.
If managed correctly, the site could be a superb meeting place. It's located along and over a stream at a site on which the oldest lumber mill was built. There were ducks and geese in the stream and on the grounds, which gave it a quaint atmosphere.
I Do Not recommend this facility to anyone!
