loved the lilacs

This was nice and clean and central to the Cape. Had most of what we needed, including movies to borrow for $1, a barbeque and a view of the ocean from our deck for cocktails. Check out the visitor center. They were very helpful. Loved the nearby town of Sandwich and of course P Town and whale watching are a must.

Colonial Acres Review

I have been a time share owner at Colonial acres for seven years. I have one son who just turned 10. It is a magical place for kids under 10. There is so much wild life and exploring that it keeps the kids occupied 24/7. The pool is perfect for them and the beach is short walking distance. While the ocean (Lewis Bay) is not great for swimming, it is unique for observing. There is a giant pipe connecting the Bass River to an inlet that teems with wild life. There are smelt that jump on top of the water to avoid being eaten by bigger fish and so on. There are hundreds of fidler crabs that scramble on the sand. You can also observe large fish and box crabs from a small bridge. The fishing in the river is prett good too. Kids love to watch what's going on! I know my son looks forward to going to Colonial Acres every year. Then there's the usual toursit stuff (mini golf, ice cream, etc.) that's conveniently near by. For couples without kids, September is a great month as the weather is still very nice and the crowds have dissapated due to kids going back to school but everything is still open. I've never attempted to switch weeks with another time share so I can't say how Colonial Acres compares but I do know it's a great place for families with kids younger than 10 years old. If you have 3 kids, it might be a little cramped in the room.
 
 
 
 
 
I bought but would never stay there!

On a weekend trip to the Cape my wife and I bought a time share at Colonial Acres. The sales staff was tremendous of course and they explained that the facility was being totally rebuilt as far as the Clubhouse area goes. That was a must in our eyes because it was like a run down day care center at the time. The small house units were very nice and new but the 1 bedroom sleeps 4 was totally inadequate. We only bought it to trade every year and I have never seen anything around the country that looks like Colonial Acres. It's not of this century, has no ammenities that people expect when they vacation. We stayed at the Radisson in Hyannis the weekend we bought the time share and that is like the Four Seasons next to Colonial Acres. Sadly its a dump. Don't bother with this place if you like upscale high end vacations, you'll feel like your at camp.

Save your money!

Colonial Acres is like an older Cape Motel. If you are looking for a resort don't go. The a/c doesn't work well. You will freeze in the living area and sweat in the bedroom. Space is very limited. It might be ok for small children but not teens. Definately too small for 4 adults. We checked out after the second night of our week long vacation. It was not at all an equal to our time share. When we arrived, the phones were out due to a storm. It took 3 days to be fixed. The pool and hot tub looked ok but the hot tub was out of order. Pool towels were given out daily (they were in terrible shape) if lost a $35 charge. The blinds in the living room did not work, and the bathroom was very loud. Our unit was on the second floor. You have to walk through a dark staircase at night with no yard lights. I did not feel safe. The staff was nice and helpful. Colonial Acres is not on the beach it is a short walk to it.

the cabins are so cute

I really enjoy the relaxing atmosphere being so far off the main road yet still walking distance. not alot of people feels like a house more than a hotel.
