The Edgewater Beach Resort, Dennis Port

I am a timeshare owner of a studio unit during the peak season. I wish I had never bought into this scam. There have been several management changes. The annual maintenance fees has been constantly increasing since I first bought my timeshare. When I agreed to purchase the timeshare unit I was told that the maintenance fees would remain the same for as long as I own it. If I was to rent it out, the resort would take a 20% cut. Now 40% goes toward the resort and the annual maintenance fees has more than doubled. My so-called studio condo is more of an overpriced motel room.

I bought as an investment for family/friends. The swimming pool area is dirty-with no bathroom, which encourages children to pee in the water and jacuzzi-which is horrendous! You have to walk across an outdoor, freezing cold lawn area to get to the closest bathroom. YUCK! There is no one helpful in the place and it looks unkempt. Trust me-stay way, although I do hear that it us under new management...let's see what happens with that.

After years of out right mis-management and confusion on selling us a 4-person timeshare that changed to a 2-person timeshare (3 years behind schedule) we got our money back. That was several years ago. Since then, every year we get a bill for yearly maintenance, we send this to our lawyer who sends to EW and gets a responce that this will not happen again. It aways does. Run fast, get away now, spend your money eleswhere and enjoy the beautiful summers on Cape Cod, just not at EW!

liked week 30. nice beach and good weather. Not keeping the place as clean as they could inside and outside on the grounds.

My husband and I stayed a little over a year ago on a long winter weekend, loved the room with the fireplace. It was very clean and had a nice feel to the room. Our room over looked the ocean and was quite pleasant. The hot tub was wonderful on a cold winter night to take the chill off the old bones. Over all we really liked the Edgewater and plan on returning this summer.

We stayed over the holidays with 2 other families and really enjoyed the quiet of the offseason there on Cape Cod. Guests are allowed to use the facilties at5 resorts so we had a choice of several indoor pools to swim/relax at. The pool at the neighboring property, The Soundings, was closer to our suite than the Edgewater pool, so we used that. They have almost a 1/2 mile of beach to walk at the resort and we took every opportunity to do so with the lovely views. The Unit wa s clean and had more ameniteis than most motels, especially for what you normally find on Cape Cod.

Likes: Good location-- we had a wonderful time at Cape Cod. Rooms were generally clean. Dislikes: First room smelled like sewage & took 3 days to get moved. Second room was much better, but freezer did not work. Phone messages did not work and we heard several others complaining about problems. Seemed to be a big lack of sustained maintenance and seems that many items not functional. It is really a shame as the location is very good. This is NOT a resort, but a modified motel with a need for much maintenance.

Where can I start. First the Good. Nice view of Nantucket Sound. Ok thats it. The bad? Lots. grounds are atrocious with weeds everywhere with broken down bbq's. No activities at all. The shufflboard courts are under feet of weeds and debris. The place itself is OK inside. Updated to a point with cheap upgrades that are already wearing. Hot tubs work on and off. Pool, oh the pool. filthy! went labor day and the water was so dirty you couldnt see 6 inches in. putrid. it actually smelled so bad we had to leave the pool area. the clientele? well it seemed as if we were at a jerry springer taping. All that was missing was the trailers. Staff wanted nothing to do with you unless pushed heavily.They say they have wifi in their lobby. they dont. all in all a dump. save your money.

THis was a marvelous vacation. The location of the room was wonderful. We could see the ocean from our room and it was a minute walk to the ocean. This was near everything and was not that long a drive from Providence or Boston. Wouold definitely return.

We purchased this timeshare in May 2005. We have had nothing but problems ever since. We were sold a week that didn't exist so nothing was ever recorded even though they had our money. One year later and attorney bills, our week was switched and we signed new documents to correct the problem. Six months later they recorded the deed to the incorrect unit!! We have since re-signed papers two more times because paperwork has been misplaced. Still no correction made at the Registry of Deeds in Barnstable County. It has now been two years. We have never used our unit because the paperwork has never been corrected. We are now trying to "unload" this weight around our necks and SURPRISE we can't even do this because the management has failed to correct their problem. RUN AS FAST AS YOU CAN IN THE OPPOSITE DIRECTION!
