no check out extensions allowed
By A Yahoo! Contributor, 10/12/09
When making our reservations, I was told we could have a late check out of 1pm. When we arrive, a different person told us we could not, even though the motel was one quarter full. The shower stall is so small I could barely turn around in it. The place is clean and well located but the service of the people in charge were not friendly.

Great price & location! Great accommodations!
By A Yahoo! Contributor, 07/22/09
I have stayed here several times and always return b/c of the excellent location and price. This year the grounds were looking amazing, lots of flowers around the pool area, it just looked delightful! It's looked the best that it has in years! The rooms were clean and the staff was friendly. I am looking forward to returning again and I would recommend this hotel to anyone! It's right on the beach, you can walk to dining and for the price...you can't beat it!

Great place, Great value!
By loaners, 06/16/09
This was a nice hotel hidden amongst the condos. It is directly on the beach and all rooms have a good ocean view. It's a small place with only 3 floors...we liked the size. The rooms were clean, and the property was well maintained. The staff was friendly. It was a great value. I would definitely stay here again.

Worst Time Ever
By A Yahoo! Contributor, 03/04/08
The hotel management was very unprofessional. One night manager in particular, was constantly harassing us and being very unreasonable. We were asked to leave the hotel for having extra people in our room. She would not reason with us to give us another room or anything. She was set on kicking us out, and we still had to pay for the 4 night minimum. She was off duty in a bathing suit banging on our door at 9:30am trying to see how many people we had in the room. I do not recommend this hotel for Spring Breakers or large groups in general. This one night manager was completely out of control while other managers did not even know about the whole situation or thought is was a big enough deal to make us leave. There was a lack of communication between staff members, I had to explain myself three different times to three different people. She called the room at 2am and woke us up to see how many people were in the room and was not on duty. She took control of a situation when she did not have the authority. Altogether Coastal Waters had really bad customer service and ruined our stay there.

HORRIBLE!
By A Yahoo! Contributor, 11/03/07
When my family and I first saw this hotel's great reviews, we were thrilled and booked their top 2-bedroom/kitchen suite. When we got there, it was a completely different story. It looked like an old run-down motel, and the staff was completely unprofessional and cold. Moreover, the room keys were old fashioned: actual brass keys, as opposed to electronic card keys, and the replacement fee was $25! Anyway, the 2 bedroom-kitchen "suite" was merely 2 conjoining hotel rooms: one with two beds, the other with a kitchen and one master bedroom (which didn't even have a/c). Plus, it wasn't even oceanfront; apparently the deluxe suites only come poolside! This place was a dump with ludicrous policies.

Awful!!!!
By A Yahoo! Contributor, 08/15/07
This was by far and away the worst experience I have ever had staying at a hotel. The pool is dirty and the rooms desperately need to be upgraded, including the two most important things in a hotel stay - the air conditioning and the bathrooms. The pictures of the premises are not what you actually get. What's even worse than the poor accomodations is the unbelievably unfriendly management. I don't know how this place is still running. If price is the bottom line for you, you should still expect some fees not listed on the website that the management will add on at checkout. If you're smart enough to read these reviews, book somewhere that doesn't have this many bad ones.

Do not stay at this hotel
By A Yahoo! Contributor, 08/15/07
My family and I have been coming to New Smyrna Beach for over 10 years, and finally decided to stay in the area for a weekend. We chose this hotel after two others with a comparable price and location were unavailable, AND after reading the glowing reviews that other guests/patrons had written. To our disappointment, the hotel and the management were not at all what we expected. The pool, which is to the side of the one-building property, was dirty and looked like it hadn't been cleaned/filtered in at least a month. Additionally, when you ran out of towels, either poolside or within your room (and we were in a suite (2 rooms) that accommodates 6), you had to go to the front desk to "exchange" them. And when you did approach the staff, they were not very friendly or helpful. The hotel appears to be pretty old (circa 1970's?) and the rooms we rented were not very clean, and as another reviewer mentioned, the bathroom was very small, and there is no A/C vent in the master bedroom, which meant you had to crank down the air in the adjacent living room just to sleep without sweating. But the WORST part of staying at the hotel was that you needed a key to open the gate to get TO the beach from the hotel. I understand why this is a legitimate method of keeping non-patrons off the property who come IN from the beach, but it was such a hassle to carry your beach towels, umbrellas, etc, all the way to the gate, only to realize you need a key to get OUT, which is a real problem when you are traveling with more than one person - because if you left/forgot your key with the rest of your party on the beach, you would not be able to get to them unless some other hotelgoer with a key showed up from EITHER side. We were locked IN several times which was pretty bizarre. Overall, as another reviewer put it, the only good thing about the Coastal Waters Inn was how cheap the rental was. But I would NEVER recommend this property to a family who values cleanliness and good service over price.

This Local Found A Great Deal
By A Yahoo! Contributor, 07/26/07
The facility was extremely clean. The rooms are spacious and the air purifier in the room was a plus. Friendly and courteous service was great. This has become our favorite for this Central Florida resident

Will Not Stay Again!
By A Yahoo! Contributor, 08/20/06
After Spaending a week vacationing in Orlando, My family and I decided to Spend our last day and night in New Smyrna Beach before returning home. All the surrounding hotels were booked and the Coastal Waters Inn was the only place we could find. The rooms were not comfortable at all, for a family of three it was very cramped! The "Suites" were very outdated. The location was convenient to the beach but as soon as we stepped out of the gate, the beach right there was filled with cigarette butts and litter. Service was okay but after staying a week in a nice hotel coming to the Coastal Waters was a step down for our vacation. One positive thing we did learn was we will NEVER stay at a Motel/Hotel we have not completly checked out first!

Old Florida meets Old School
By A Yahoo! Contributor, 06/19/06
First, the good news. You can believe all the hype; New Smyrna is everything you've heard about and then some...simple, quiet, leisurely, full of old Florida charm without feeling stuffy or secluded. However, as many locals will testify, there is a distinct difference between "old Florida" and "dated". Coastal Waters stradles this fine line, if somewhat precariously. On the plus side, the oceanfront location cannot be beat. You are literally within a few feet of New Smyrna's powdery white sands (a definite plus considering that peak tides threaten to swallow up most of the beach on a daily basis, making it nearly impossible to drive upon in many areas). And if cleanliness rates high on your list of priorities, you'll not leave dissapointed; Coastal Waters is nothing short of immaculate inside and out. Sadly, the accolades end there. The old Florida vibe that has become New Smyrna's signature is soon forgotten once inside your room. The layout and decor are in DIRE need of an upgrade, with appliances suffering from rust and decay and an insufficient AC unit that was incapable of cooling both rooms comfortably (leaving our poor daughters frozen to the bone during the night while my wife and I sweated it out under a meager celing fan in the back bedroom). The creaky, uncomfortable pull-out couch certainly didn't help matters; our kids awoke to stiff necks and sore backs every morning. Maintaining a consistent water temperature while showering also proved to be a nightly challenge, as did the simple act of entering and exiting (this one's not for the vertically challenged, folks). A good size TV with all the necessary channels in the front room left me wondering why there was no such animal in the bedroom, especially considering the long stretch of cable tucked neatly along the perimeter wall and tied securely at the end. Outside, we found the pool to be warm and welcoming during the day, as did several other patrons of the Inn at approximately 1am Saturday morning. This puzzled me a bit, considering the laundry list of rules and regulations I was given at check-in, not to mention the staff's reputation for ensuring orderly conduct at all hours (thankfully this incident was not repeated the following morning). Would we return? Definitely! At check-out we found ourselves already planning a return visit...to the same beach, to the same shoreline, the same intoxicating breezes and leisurely pace...and a different address.
