The Palms Hotel and Villas is an all-suite condo hotel located approximately two miles from Walt Disney World® Resort, three miles from Disney's Animal Kingdom® Theme Park, and 21 miles from Orlando International Airport. This location is also two miles from Old Town and Disney-MGM Studios, four miles from Epcot® and Downtown Disney®, six miles from Sea World® Orlando, seven miles from Gatorland, and 11 miles from Universal Studios®. Hotel amenities include the swimming pool, children's pool, spa, playground, outdoor grill, small fitness room, video game room, and shuttle service to the Walt Disney World® Resort Transportation Center. Complimentary wireless Internet access is available in the lobby. The hotel also offers concierge assistance, valet laundry service, a picnic area, and 24-hour front desk service. All suites feature reclining chairs, dataports, two TVs, ceiling fans, voicemail, hairdryers, and full kitchens with refrigerators, two-burner ranges, and microwaves. Please note that a $8.95 per-day resort fee is due upon checkin and is payable only by major credit card. Liked: breakfast, proximity to WDW, repainted sidewalks, most of the staff were friendly Disliked: $8.95 resort fee is a joke, WiFi only works in the lobby and not your room, door on refrigerator made it difficult to get food out, room is showing years of wear and tear

DISGUSTING

The place was disgusting and has cockroaches the size of my hand. While the location is great this hotel needs some major overhauling. I would not stay here if it were free.

Never again

Pictures of the place are very deceiving. The place is in need of updating. The extra resort fee was a joke. The shuttle was so overcrowded that we stood on the shuttle to get to the park. No pans in the kitchen to cook with and the A/C quit after two days. But what clinched it for me was when another guest opened our room with a key card. I called the desk and they put me on hold for a long time. I told the front desk what just happened, he apologized and said there was a mix up. He then called back asking my last name and continued to tell me that I had checked out of one room and into another after two days. I don't think so. An hour later, after running to the store to get a few things, none of the key cards would work.

I am not one to usually write reviews. I was very surprised to find the room to be spotless and the service to be very friendly and knowledgeable. Location was great closes to everything.

Not worth the trouble....

First of all this property resides on what used to be a Hampton Inn and Homewood Suites and the company (Lexington) states that they are newly renovated units. This is an understatement; ceiling lighting fixtures were loose if not hanging, the shower curtains were moldy and the color on the televisions provided were way off with no way available to adjust with the standard remote. The regrigerator door opened from the opposite side from the photos shown on most sites making it difficult to get to the contents in the fridge. I had to put in several calls to have a light bulb replaced and have the dishwasher properly function. I was quite reluctant to lodge at this property after reading other negative reviews but decided to give them a try - regretfully so. Should you decide to venture and lodge at the Palms Hotel and Villas I would suggest that you print every page of your revervation confirmations. You will not receive a confirmation from the comapny itself and they will tax you again when you arrive. Since there is no price breakdown on the last page of your online reservation there is no real way around it. Print-screen on every page of your reservation - especially the page detailing the tax breakdown. You should also ensure that you get a room on the upper floor of the villas (Homewood Suites) units as you WILL hear anyone walking above your unit. The floors will creak and keep you up if you are a light sleeper. They should implement some kind of Q&A before allowing the unit(s) to become available to travelers. Sure, they offer a breakfast buffet and free transportation to most parks but if you have your own rental car you will still be charged a $7.95 surcharge each night for such items - whether you use it or not.

horrible service and site

The place was a dump. Roaches, other peoples shoes under the bed, and don't get a "suite" (what they call a suite) in building 7, all you will hear is the interstate all night long and you won't get any sleep. They charge a "fee" for parking, shuttle, newspaper and whatever else they said of $8.50 oer night. The elevator to our 3rd floor room had the cover missing off the 3rd floor button and to make things worse on the 2nd day the elevator was broken so we had to use the stairs to get to the 3rd floor room and then back down to check out on the 3rd day. There was no offer from the hotel for the inconviences. Don't stay here, it is not worth the money. Even if you get free tickets to the amusement parks, you are better off paying the money and staying somewhere nice and has better service.

horrible

I wouldn't even call this dump a hotel, it was the worst I've stayed at by far. It looked nice from the outside but wait until you get in the rooms. The people working there were very inconsiderate and rude! We needed help with directions and they ended up getting us lost. Just alone that made the stay un pleasant. Our room smelled like a ash tray and it had stains on the carpet. There were roaches in dishwasher. We had asked for a room away from the highway and we got a room right in front of the highway. My daughter, her friend and I had a very diffucult time sleeping through the night. We complained about the noise and said thay had no more rooms to change us. After almost a no sleep night the cleaning ladies woke us up, early! The breakfast is not a breakfast for people who are on diets. Full of carbs and no fruit. This trip was so horrible I wish I didn't even go! If you decide to stay here you might as well camp out somewhere. Please, save your money or stay at the hotel next door to this place.

Felt right at home

It was a nice size room, clean and the staff was extremely helpful. Breakfast in the morning was great and the service was wonderful. Jacuzzi was broken but otherwise, we enjoyed our stay and will be back.

would stay there except

The hotel is located quite nicely. We stay mostly in Homewood Suites and this one is quite large compared to others. We would stay there except their service is awful. They lack the simple amenities in the suite. There is no free internet access in the suite. The refrigerator is old and the ice maker is broken (you have to get it from the front desk). They only offer continental breakfast which is no different from regular hotels. The old Homewood Suites always offer a real breakfast. Also the area was infested i guess. We found had a couple of roaches ( one coming from the sofa bed and the other got inside from the outside). Kitchen utensils are few. There was no washer detergent, even a washing soap. There are more negatives but if you want to find out--try staying there.

Goning back this year

Close the everything, free breakfast and enjoyed the evening lunchon a few of the nights while there. Nice pool with grills available if we wanted to grill out.
