Will not go back, very frustrating

In short, verify your room rate, your length of stay, and check out before11am (no matter what) because even if you tell them, or actually hold the door open for housekeeping to enter your room as you exit with all your luggage, keys on the desk with the tip for housekeeping they apparently assume that you are staying another night and charge you accordingly.
After a discussion, less than 24hrs after my departure, they couldn't change anything because the "computer" automatically charges the room for another day if you don't check out by 11am. Although they advertise the Choice Hotel chain Privileges membership in the room (for which I am a member), they do not honor one of their major perks, late checkout. I am truly disappointed in the staff of the Easton Comfort Inn and while the hotel itself is OK for the accommodations that I require and conveniently
located to my local activities I WILL NOT let them take my money again, nor anyone else that I can inform.
We laughed at the "newly" renovated hotel. While they did update, it is a funky set up and the room smelled very musty. The room funk was almost enough for us to leave to the CVS on the corner for a room freshener. I won't detail the blood stained sheets that welcomed us either, it was a nice touch though.
