Clean and new but -- a caveat

Fellow travellers, some things you want to know about this one:
Very clean and nice but the hotel is so new, I hope the staff will be able to properly maintain it. Two examples of that:
1) Coded cards they give for the pool gate and the rooms had to be redone for me 5 times in 24 hours. Staff seemed to know this was a nagging problem but do not apologize or seem to care enough to fix root cause.
2) The two front desk clerks speak English; no one else does. Get me? The maids think absolutely nothing of sitting in the stairwells during the day talking on their cell phones in Spanish, not making room for you to get past. They do not look at you or care.
3) The entrace to the parking lot is a construction zone and very dirty.
