Evergreen Rv Park, Oxnard

I went camping here, in November of 2007 and stayed for the next 5 years. Yes, it used to be old and run-down but, affordable and friendly. Most certainly, it survives with the long-term commitments of the older tenants but used to welcome tourists and travelers with open arms...NOT any more! Every service that has, for the most part, been upgraded is being paid for in triplicate by the tenants. The "out of town" owner needs the cash...and under no circumstances puts safety and individual concerns above his bank balance. From firing and changing managers once they have become aware of shady operations to continuously making up and changing rules...raising rental fees...charges for services that were never applied for such as cable TV, Internet...and electric bills in excess of $100.00 per month, he has successfully turned this respected park into a "money-pit" for the tenants. I have since moved and now know what a waste of time and money this "camping trip" was. I have re-met 6 or 7 "ex-tenants", all of whom are comfortable and secure in their new park homes...who will be next?

Management is excellent. They keep on top of problems and are open to suggestions. The park is a safe place as neighbors keep an eye on what is happening. The park is located in an area where many services and retail stores are within walking distance. A month or weeks stay is very reasonable for a beach area.

We stayed here in our 5th wheel the weekend of June 16th, 2012, with great trepidation. Having read some dreadful reviews of this park on line, I called and talked to the manager. She admitted that they had some problems in the past but things were "better now" and she hoped we would give them a chance. We could find no other park with vacancies near our destination, so I made the reservation and told manager Sherry that I would love to write a good review for them, if we have a good stay in their park, to offset some of the negative ones I read. So, here is the review: first off, my major complaint was the number of cars on the street, making it close to impossible to back our 5th wheel into the spot. There just simply is nowhere for them to park except along the narrow streets. I hate when, after a long day on the road, it turns into an ordeal trying to park our RV. Our 5th wheel is fairly small and my husband has become an expert at backing and parking and that is the only reason we were able to get into our space without rousting up the neighbors and getting them to move their vehicles. Second, all the spaces are angled the wrong direction, so you have to go the wrong way down the one-way streets in order to get positioned to back in. The park is older and many of the rigs are older and appear to be permanent residents. Some of the concrete is crumbling here and there but the manager's husband was mixing and repairing concrete when we arrived. It seemed to be a piecemeal effort, but it does appear they are trying to fix up the park. The good points were: I did not feel unsafe, it was fairly quiet and the area was relatively clean, our neighbors were friendly, and all the hook-ups worked, so our two night stay was certainly not a miserable experience. For the price, $44 a night, we feel we got what we paid for and we might stay there again on our way through Oxnard, if we are able to reserve a space in an area near the front of the park which is much less congested. If not, we will try to find another location. I give them 2 1/2 stars out of five.

We tried to stay here for a week and in the first 3 hours we were there the park sewer system overflowed under our Coach and we complained to the manager and we were told "No Refunds and we are not calling the plumber" and she shut her door in our face. We left the first night as they could not fix the problem and went to the Ventura Beach RV Park. Could not get the name of the owner and the manager did NOTHING at all except hide from us. These people are the rudest most unethical people out there! And don't let the fancy pictures on their website fool you! What a joke of an rv park. If I can persuade one person that this place is a health trap, money pit and an outright lie from the descripetion on the website my job was done! I would not recommend this joint to my worst enemy! Horrible Horrible Property, Worst Management ever, Health codes violated Fire Codes violated. I paid for 1 week and stayed 3 hours and was not refunded ANYTHING because they know how to work the system with the correct postings at the park with NO REFUNDS all over the place and the manager is a joke! DO NOT STAY HERE! SAVE YOUR TIME AND MONEY!!!!!!!!!!!

Another family and ours had made reservations a month in advance for an 8 day stay as our kids were atteding a hockey camp just down the road. The gentleman I spoke to on the phone was very helpful and told us it was a great place for a fraction of the cost of other nearby places. Thankfully I checked the website a week before to check to see if there was a pool/game room as we'd have 5 kids with us. I happened to run across some reviews and was concerned about several of the comments. So we made other arrangements for another place. Whoa, am I glad I did! We took a drive thru just for the heck of it...what a dump! It was a trailer park, and not a nice one either! It was not at all easy on the eyes as it was not kept up in the least bit. If you are looking for another option, we stayed at Ventura Beach RV Resort. It was more expensive but the amenities were worth it! 24 hour security which was reassuring and it WAS close to the beach not like Evergreen. Further more, I don't know where they got the advertising photo from...not true, nothing like the real deal. A perfect example, you get what you pay for.

The park is under new management and I have been here for several months and have to say everyday is a pleasure. Management and maintenance are on top of any issues that arise. The park is super clean and others renters though friendly with a wave and smile, all mind their own business. The lots are nicely sized and gardening is kept up every week. The park facilities are kept clean and hygienic. It is extremely close to the beach and any type of shopping or dining that you may enjoy. I would highly recommend this park to people of all ages.

I was totally misled by their beautiful website obviously programmed by a used car salesman! I had to ask friends to take our kids for our 2nd night because I was fearful for their safety. WAY too much money for a trashy trailer park with bad sewers, cable too complicated for quick use, and Miss Booby checking my family in. Won't go back and told the other families we met up with to NEVER stay at that park.

Easy enough to get in but getting anything else...Not! I couldn't even check out because there was no one in the office to check me out. Then after I left they sure did want to be in touch. A 2 day stay is $40.00 a day. Wow I could get a hotel with room service for that. Won't go back.

Sewer backs up every time you use it. The mangament says they will call the plumber and they don't. I have to keep my tanks closed and i can't dump them. Concrete is broken and terrible to try and level on in some spots. Very close to busy street and railroad. Sirens and train horn all day. Pretty trashy, wouldn't recommend even if your trying to save a few dollars.

It was and alright stay but there are so many other places to choose from in Oxnard that I wish I would have looked a little more
