The Seabreeze sits next to a busy street with other motels & commercial businesses in side by side. The street has no charm whatsoever. It is within walking distance to the beach, however. The building itself is ugly and not well maintained - doors need painting, decking looks like it use to be stained but the stain wore off. The furniture on the decks is cheap plastic stuff with some other metal furniture - all of it very unattractive. It is handicapped accessible but only with difficulty. The ramp is really a deck & the cement bottom doesn't line up with the decking. My husband's in a wheelchair & I had to push him up the ramp which wraps around to the far side of the building.
The room itself was clean, the breakfast good, the price high. With taxes we paid $225 a night for the room. Newport is real high priced & it would seem as though a lot of the hotels are overpriced. The Sea Gull motel across the road looks like a better option. It has views of the pond on the back side and beautiful flowers. The price is comparable to the Sea Breeze. The breakfast was good, and the owner is very nice. So if you want just a clean room and breakfast and you don't care what the place looks like, this is an OK place.
