Just OK but fantastic location

We stayed at Eden Park for 4 nights on our recent trip to DC. The location was perfect and the price was right. We had Room 1. Here is the good, the bad, and the just plain ugly.
The Good:
Location - short, pleasant walk to Metro Station and buses if you don't want to walk
Bed - big and comfy king-size bed
Jacuzzi Tub - very relaxing after a long day of sightseeing
Wireless Internet - convenient and a shared PC available
Owner - very nice
Town - Takoma Park is fabulous! Nice, diverse, safe, lots of cute shops and excellent cafe's, plus a CVS close by
The Bad:
Cleanliness - dirt on the floors, windowsills, bathroom floor, hair on bathroom floor (not ours!), afraid to turn on AC window unit for fear of all the dirt that would fly into the room
Furniture - mismatched and old (not antique) just a mish-mosh of apparent garage sale remnants and broken glass on the picture frame and the mini blinds were broken and dirty
Kitchen/Dining Room - they are directly outside the door of Room 1 so if you aren't a morning person too bad because you will be awakened by smells of cooking and people talking right outside your door
Housekeeping - there isn't any unless you specifically ask for something in person or in a note and leave your room key for the day
The Ugly:
ANTS! We told the owner but there were still ants in the bathroom. To be fair, I know how hard it is to keep ants out, but this was gross!
Wasps! Our last night we killed a wasp that was bouncing across the carpet!
Tub - no drainage for the shower, so lots of water sitting around the tub, and mold building up
Parking lot next door - very noisy all day and most of the night
Floor/Door - the room sloped (an old house) and the door had to be literally lifted up to lock it because of the uneven floors
Overall, it was a decent value for being 1/2 mile from a DC Metro Station and in a very safe and quaint neighborhood. Not sure we'd stay there again but if we did we'd definitely choose a different room. The owner was very nice and the breakfasts (we only ate there 2 mornings) were fine.
