Awful!

It's been two years since we've been to the "resort" and it is awful what a dump it has become! It is overcrowded by day users who do not pay to stay overnight. Trashcans are overflowing with trash, the bathrooms are DISGUSTING! Most sites that should have one family have 2 or 3 families and their blaring music well past 11pm. The "Waterpark" is terribly expensive and is housed in stagnate water that you can see the boat fuel swirling around. The staff ignores guests or quite rude. Not the family experience is used to be!
 
 
 
 
 
The Best Kept Secret in Southern California

This place is like a small beach town with very friendly people to make your stay enjoyable. The Backbay Bistro has reopened and has a great menu. Of course this is not a Marriott Resort, but then you won't pay Marriott prices. We will be back in 2009.

Yea right Dunes

Trash every where, emplyoees talking on cell phones, unsafe conditions high prices.. bikes everywhere.. lots of booze drinking and no rule inforcing, the worst place i have ever stayed at, five star resort yea right, id rather sleep in my car.

A dump in a great location

Completely inexperienced and unorganized staff. Resort likes to charge you to do anything. Need alot of maintenance, definately not worth the prices they charge!

Get over it!

I have read the 4 reviews before mine. We stayed 2 nights, off season and the RV park was packed. That should say something about the popularity of the place. We stayed in a cottage. They are cute, can sleep 4 comfortably, loft for kids--no bed. There are 3 levels of cottage depending on how much space and amenities you want. The cottages are not like staying in a hotel but I wouldn't want it to be. You step from the porch into your own little house close to the beach. I thought it was cool. I would go back and am going back. Yes, it was crowded, but this is Newport Beach, not central CA coast!

things have changed!!!

wasnt given the key to the cottage we reserved. parking was horrible. trash cans full, trash in bushes with weeds in pool area. theirs suppose to be no children in the jacuzzi under 12 years of age, and it was packed with at least 30 kids. lots of dogs there, unfortunately i stepped in dog poop. NO DOGS allowed in cottages, but every one had their pets inside. staff drives golf carts around instead of keeping things clean. staff was not knowledgeable of the area or places to visit. and your charged for every activity and food function they have. prices differ from the flyers that they pass out. i was very dissapointed how things have gone down hill !! and the water toys are not out till summer, the website forgot to mention this.

great mega RV resort in superb location

from the gate/security to the front office staff as well as the crew at their Back Bay Cafe, great service. We checked in on a Friday for 4 nights. Although the park was packed, we enjoyed meeting some regular folks who come often to this destination. You realy do not have to leave the 100 acres. They have everything you would need in a first rate RV park. Enjoyed the water park facilities and the resorts activities. Movies on the beach was a highlight on their huge screen.

Just another RV park

I don't know how this place can get such great reviews from other websites; has anyone ever stayed there? When we first arrived, we were double booked; the online reservations and phone in reservations are treated like to seperate companies which took some time to get all of this straightened out. We had booked online and then upgraded to a better spot over the phone which caused all of the confusion. I recommend you book over the phone and avoid the internet. The girl at the front desk was friendly but had no experience with RV's and directed me to pull in the wrong way into my spot (all of the spots are angled back-in's, when I corrected her she had a blank look and said "whatever". Once we entered the park, the place is PACKED! Cars were EVERYWHERE and I had to ask people to move their cars in order for me to back into my spot. Then when I was leaving I again had to locate the owners of 2 cars and ask them to move so I could have enough room to pull out. The spaces were average, chain link on 3 sides; my spot was supposed to be 25' x 40', but no way, it was barely long enough for my 30' trailer, and it wasn't very wide either, maybe 20'. Most of the Staff around the park only spoke English as a 5th language so getting any help from them was useless. For over $100 a night you think they could hire some people that speak English.
