Goog location - hotel could be better

Hotel is a restored older building. A lot of it is very impressive eg the staircases. However, it is tired and is not kept very clean.
Our room however, was excellent, large with all facilities.
The location is the best point about the hotel. Walking distance (just) to Fishermans Wharf and Union Square. Good value food in near vicinity.
Breakfast poor, and poorly served.
Overall good value - it could and should be far better.
